Who We Are
We're a young couple living in Toronto, and between the two of us have lived all across the city as tenants. We know North York, Willowdale and North Scarborough very well.
Lizzy is the diplomatic one, speaks Mandarin and is able to target market properties to new Chinese immigrant families and international students. She is friendly and able to connect with everyone easily.
Len is the analytical one, bringing a technical background and a penchant for numerical analysis of markets and properties. Statistics and data make him happy, but he gets along well with real people too.
How Real Estate Fits Into Our vision
Each investment property is a business, and all our investment properties are designed to provide cashflow for us and our joint venture partners. Returns are generated through mortgage paydown, positive cashflow, and capital appreciation. All our properties are designed from the start to generate returns through all three of these avenues.
Our vision is for the portfolio of properties to provide our partners strong returns on their investments not possible through the stock market and mutual funds, whether through an RRSP/RESP or otherwise.
The portfolio that we are building will also provide us the cashflow and freedom to use our time to pursue dreams and adventures and to build and strengthen our family bonds across the globe.

For our joint venture partners, we succeed only by generating profits through cashflow and capital gains that help our partners to reach their financial goals.
Building strong relationships and helping others to succeed important to us, not only because doing so makes the journey much more enjoyable for everyone, but also because it's the way we will achieve our goals as well.
The properties that interest us
Based on long-term projections for population growth, planned infrastructure improvements, and local economic factors, we are only interested in properties in the Tam O'Shanter-Sullivan, Agincourt-West Malvern and Malvern neighborhoods in Toronto.
Candidate properties for investment are those that can generate positive cashflow, taking into account all expenses including operating costs, financing costs, property management costs, maintenance reserves, and vacancy allowance. Many properties available on the market do not meet this criterion, and we only consider the few that do.
We invest using a buy-and-hold strategy, one which is well-suited not only to minimizing risk for ourselves and our joint venture partners, but also one that will enable us to take full advantage of the growth in property values in our chosen neighborhoods. Based on long-term demographic, economic, and municipal planning factors, the properties in our portfolio will generate accelerating levels of return the next 5, 10, and 20 years.
